No more than two adults are to occupy The Cabin and OG Container, however; by special request we may accommodate one other visiting adult or one baby with prior notice. Sub-letting is not permitted.
Please note that we have a six-week cancellation policy, and if a cancellation occurs within six weeks of the Check In date, we will be unable to refund or reschedule your stay. We will be unable to update these dates to our website or social media either.
If any payments are not made before six weeks of the Check In date, we shall be entitled to treat your booking as cancelled, any booking fees paid will be forfeited.
If you do allow longer than 6 weeks and need to cancel, we are able to refund the full amount minus a cancellation fee of £15.00 per booking.
Full payment will be required upfront when the booking is confirmed. If final payment is not completed within six weeks of the Check In date, your booking will be automatically cancelled.
We accept all major credit and debit cards. Payments are processed through a secure third-party platform.
Bank transfer, Cash, Paypal, VISA, Mastercard, American Express.
Bookings are handled by a secure third-party bookings-management platform, Airbnb and innStyle booking system. The Barn, The Cabin and OG Container are only to be let for the period of hire confirmed at the time of booking.
If for any unforeseen reason we have to cancel your booking, a full refund of the let fee paid will be refunded, with no further claim against the owners. If for some unforeseen uncontrollable "Force Majeure" circumstances (i.e.; war, natural disaster, etc.) either party cannot fulfil the rental contract, then neither party is responsible for the loss of rental and all monies will be returned wherever possible.
Arrival is after 3:00pm - 6:00pm. You will be contacted on the morning of your booking to see what your estimated time of arrival will be.
Departure by 10:30am please. This allows preparation time between guests. We ask all guests to leave The Barn, The Cabin and OG Container in a clean and tidy condition.
Electricity, heating, linens, duvet, bedding, towels, and tea and coffee are all included, plus some wood for the fire and log burning Hot Tub.
Solar power, log burning fire, linens, duvet, bedding, towels, solar lights, gas cooking, USB chargers, plus some wood for the fire and log burning Hot Tub.
As part of your booking you will enjoy exclusive access in the Hot Tub and Fire Pit associated with The Cabin or OG Container.
Well behaved dogs are always welcome at Kip & Nook. We do ask for an additional charge which can be made prior or on the date of arrival. Please get in contact with us to let us know if you are bringing a furry friend!
Whilst we welcome guests of all ages here at Kip & Nook, The Cabin and our OG Container are of limited size and therefore do not have the required space for more than 2 adults. On the other hand, The Barn is a much larger space and plenty of room for little ones to run around and have fun! Also, the Baby Bro container can be booked alongside the OG to accommodate an additional 2 people - enough room for the family!

Sorry no smoking is allowed inside The Barn, The Cabin and the OG Container. If there is evidence of smoking inside the house or if cigars/cigarettes cause damage, then the cost to replace damaged items will be applicable. Such cost will be deducted from the card used to make the booking.
Smoking is permitted OUTSIDE the properties. We kindly ask that you use the ashtrays provided.
The owners accept no liability for any death, personal injury, loss or damage of guest’s personal property while staying with The Barn, The Cabin or the OG Container. The use of the property and contents is entirely at guest's risk. The owners recommend you are covered by travel insurance for your holiday.
We reserve the right of entry to the property at any reasonable time for maintenance, repairs or inspection.
The rental contract is between the paying client and the owner of The Barn, The Cabin and the OG Container.
Please let us know if you have any complaints or suggestions about The Barn, The Cabin and the OG Container as soon as possible so we can try and rectify this immediately.
In order to secure a booking we require payment in full. For larger bookings in the Barn, or multiple night stays, we can accept a 50% deposit to reserve the dates, and the remaining balance to be paid within a week to confirm your booking.
If we do not see payment, we cannot reserve the dates due to high demand, and we will treat your booking as cancelled.
Should you need to cancel your booking, we are happy to issue full refunds providing the cancellation is made within 1 month of the booking date. During covid, we understand that circumstances can change and so can issue refunds to cancellations made 48hrs before the booking date.
